What you need to provide
- A passport copy with every page scanned, including the back cover. Partial, skewed or photographed pages are the single most common reason an application is sent back, so it is worth doing properly the first time
- Your mother's name and your father's name
- A recent passport-size photograph, taken at a professional studio — phone photographs are the most common cause of delay, and the VIP and Standard services include the studio photo free
- Title deed, or Oqood for an off-plan property
You must be in the UAE when you apply
The medical test is done here, and you need to be in the country at the time of application. Once the visa is approved, biometrics can be completed within two days.
How it runs
- Eligibility confirmed. We check your share value and property status against the title deed or Oqood before anything is submitted.
- Application filed. Documents compiled and lodged.
- Medical fitness test. VIP medical on the top tier, standard on the others. We collect you and drop you back on every tier.
- Approval. Three working days on VIP, seven on Standard, seven to ten on Economy.
- Biometrics. Completed within two days of approval.
- Emirates ID and residence issued. Delivered to you.

Golden Visa Questions We Get Asked
What property value qualifies for the ten-year visa?
A share value of AED 2 million or more, with the applicant under 55 and the property either handed over or off-plan with at least 20% paid and the Oqood issued.
What if I am 55 or over?
A five-year route applies from AED 1 million in share value. We confirm the property status with the Land Department as part of the application.
What if the property has several owners?
Each owner is assessed on their own share. Joint owners need a minimum of AED 400,000 each to reach the two-year investor visa.
Do I have to be in the UAE to apply?
Yes. The medical is done here and you need to be in the country at the time of application. Biometrics follow within two days of approval.
Does a golden visa lapse if I live abroad?
No. Standard residence visas lapse after 180 consecutive days outside the UAE. Golden visa holders are exempt from that rule, which is often the real reason people want one.
Can I sponsor my family?
Yes — spouse, children and in many cases parents, for the same duration as the principal visa.
What do dependant visas cost?
A spouse visa starts at AED 5,500. A child aged 18 to 24 is also AED 5,500, and a child under 18 is AED 4,750. Two optional extras sit on top: a VIP medical adds AED 500 per person, and personal assistance with pick-up and drop-off is AED 1,000 per trip — one trip can cover several family members travelling together, so sponsoring three dependants at once costs one assistance fee rather than three.
Are there routes that have nothing to do with property?
Several. Founders can qualify on an SME with revenue of AED 1 million or more, on an incubator or ministry endorsement, or on a startup exit of AED 7 million or more. There are also specialised talent and skilled professional routes.
What documents do you need from me?
Passport copy including the back cover page, your mother's and father's names, a recent passport photograph, and the title deed or Oqood.
Not Covered Above? Ask Us.
Send the question as you would ask it on the phone. One of the team answers it properly — not a template, and not a sales call dressed up as an answer.
